Rates all set to hike in the Moreton Bay region
Shopping centers and commercial property owners in Moreton Bay region are trying to gain a reduction in the rateable value of their land and if the judgment is ruled in their favour, then ratepayers in the region will have a tough time as it is expected that it will lead to an increase of almost 27 percent in the rates payable.
And how can one be sure that this will indeed lead to a 27 percent hike?? Well, this has happened before when Pacific Fair Shopping Centre won a similar appeal and then the valuation of its land were cut down by more than 66 percent and came down from $180 million to $47.5 million. In fact, the commercial property owners in Moreton Bay region are believed to have been inspired by Pacific Fair Shopping Centre’s win and the State Government is apprehensive about other property owners in the region taking similar moves. If that happened then a colossal amount of money, almost $600 million from the council’s treasury will go towards refunding. To prevent this, the State Government introduced legislation in the Parliament that will grant it a certain level of authority in determining the value of the land under consideration on the basis of its use.
The shopping centre council of Australia fears that the cost of doing business in Queensland would go up tremendously if the valuation Bill gets through and it is doing all it can to prevent it. But it is also sure that under continued influence from the campaigning by commercial property owners, the state government may have to withdraw its legislation.
